Fully Repairing and Insuring (FRI) Leases
Residential properties requiring refurbishments can be let on a Fully Repairing
and Insuring (FRI) Lease. As the title suggests, the tenant has to agree to a schedule of work to be completed
usually within a minimum of 7 1/2 years,
but pays a reduced rent reflecting the repair work required. (This is usually a pepper
corn rent). It gives the tenant a more creative opportunity and the chance
to utilise their own skills, resources and experience. For more information about an FRI lease click

The properties listed within the FRI Lease section are not usually suitable
for immediate occupation. In some cases, substantial work needs to
be completed.
